Moving Out - what do you HAVE to do?

What You Need to Do Before Handing Over the Keys


Selling your home isn’t just about packing up and moving out. There are a few things you might be obligated to do before the new owners move in.


Let’s break it down so you know exactly what’s expected—and maybe a few things you can do just to be a good human.


  1. Check the Contract

First things first, check your copy of the Agreement of Purchase and Sale. There might be specific conditions you need to meet before handing over the keys. Here are some common ones:

  • Leave all fixtures behind. If it’s attached to the house, it usually stays (think light fixtures, curtain rods, and built-in shelves) unless otherwise agreed.

  • Appliances need to be in working order. If you included them in the sale, they should be functional unless agreed otherwise.

  • Repairs or fixes. If your contract says you’ll replace a broken window or fix something flagged in an inspection, you need to get it done before closing.


  1. Clean, But Keep It Reasonable

You’re not required to hire professional cleaners (unless that was negotiated in your contract). A general rule? A good sweep or vacuum is usually enough. If you want to go the extra mile with a deep clean, the new owners will appreciate it—but it’s not a must.


  1. Take Your Stuff—Unless It’s Included

All furniture and personal items should be removed unless they were specifically included in the sale. This includes patio furniture, decor, and anything else that wasn’t part of the deal.


Sellers often leave behind paint cans, extra tiles, or other leftover renovation supplies. If you do, label them clearly. The new owners will thank you when they’re trying to touch up a wall and don’t have to play ‘guess the paint colour.’


Note: If you are the recipient of old paint cans in your new home, never use the paint! The colour tends to go "off" after about 6 months and your touchups will be very visible. Instead use the info on the paint can to buy new paint in the same hue.


  1. Help the New Owners Settle In

You’re not required to do this, but if you’re feeling extra kind, here are a few things that can make the transition smoother for the new owners:

  • A note with things like garbage pickup days, mailbox keys, or how to work the thermostat.

  • If you’ve been tracking things like when the furnace filter was last changed, passing that info along can be super helpful.

  • Every home has them. Maybe the bathroom outlet is connected to a light switch, or the back door sticks when it rains. Sharing these little details can save the new owners some headaches.
